IssueLedger helps landlords create timestamped, structured records of maintenance activity. It is not a court filing system, a certified chain-of-custody service, a legal records platform governed by evidentiary rules, or a substitute for your own records. A record or PDF export from IssueLedger may help organize information for a dispute — but its admissibility, weight, and legal effect are determined by courts, arbitrators, agencies, mediators, and applicable law, not by us.
Files uploaded to IssueLedger are assigned a SHA-256 hash at the time of upload. This hash can be used to compare a stored file against the version received by our servers. It does not verify the content or authenticity of the file prior to upload, prove when an event actually occurred, establish the identity of any person depicted, or guarantee that a third party will accept the file. Timestamps reflect the time our servers received or logged a submission, not necessarily the time of the underlying event. UTC server time is used throughout.
IssueLedger should not be the only place you keep important records. You are responsible for retaining independent copies of original photos, videos, text messages, emails, notices, invoices, communications, and PDF exports outside IssueLedger. You are also responsible for reviewing exported PDFs before relying on them and for confirming that the export contains the records you expect.
IssueLedger records what users enter. We do not verify, validate, or audit the accuracy of issue descriptions, vendor findings, access logs, or any other content. A record is only as accurate as the information submitted to it. Users are responsible for the truthfulness and completeness of what they enter.
Tenant submissions are received via browser link and stored as entered. IssueLedger does not verify the identity of tenant submitters or the accuracy of their submissions. Landlords who share submission links take responsibility for how those submissions are used and represented.
IssueLedger uses backup, retention, and storage controls to reduce risk, but no online service can guarantee uninterrupted access, successful export, perfect preservation, or recovery of every record. The service may experience bugs, downtime, outages, storage failures, email failures, billing interruptions, account access problems, data loss, or export failures. You should not delay urgent repairs, legal deadlines, emergency action, or independent recordkeeping because a record exists in IssueLedger.
IssueLedger is provided "as is" and "as available." We make no warranty, express or implied, regarding the accuracy, completeness, reliability, availability, preservation, exportability, recoverability, security, or fitness for any particular purpose of the service or any record it produces — including fitness for use in any legal proceeding. We do not warrant uninterrupted or error-free service.
To the maximum extent permitted by applicable law, IssueLedger and its operators shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages arising from your use of the service or reliance on any record or export it produces — including but not limited to lost data, lost records, failed exports, service downtime, adverse legal outcomes, or security deposits wrongly withheld or wrongly returned. Our total liability for any claim arising out of or related to the service shall not exceed the greater of the amount you paid us in the twelve months preceding the claim or one hundred dollars ($100 USD).
You agree to indemnify and hold harmless IssueLedger and its operators from any claim, loss, or expense (including reasonable attorneys' fees) arising from your misuse of the service, submission of false or misleading information, or violation of these terms or applicable law.
This disclaimer is governed by the laws of the State of California, without regard to conflict-of-law principles. Any dispute arising from use of the service shall be resolved in the state or federal courts located in San Francisco County, California, and you consent to personal jurisdiction there.
We may update this disclaimer at any time. Continued use of the service after a change is posted constitutes acceptance of the updated terms.
